Can I Get a Mortgage in Spain to Buy Property as a Foreigner?

The short answer is yes, and the options are better than most people think. Spain is one of the most popular destinations in the world for international property buyers, and being a foreigner, whether you are an EU citizen, a British national post-Brexit, or from outside Europe entirely, does not prevent you from accessing mortgage finance here. What matters to lenders is your financial profile, your country of fiscal residence, and the structure of your purchase.

Your country of residence matters more than your nationality. Spanish banks apply different criteria, and in some cases will not lend at all, depending on where you are tax-resident. Buyers resident in jurisdictions on the FATF grey or black list, or in territories considered high-risk for AML purposes, will find most Spanish lenders unwilling to proceed. Residency in a recognised country (EU member states, the UK, the US, Switzerland, and similar) is generally unproblematic, but it is worth verifying your specific situation before approaching a bank.

What Spanish Banks Offer

Spanish lenders, Santander, BBVA, CaixaBank, Sabadell, and others, all have specific mortgage products for non-resident foreign buyers. The main differences from a standard resident mortgage are:

Loan-to-value (LTV)

Non-residents are typically limited to 60 to 70% LTV, compared to up to 80% for Spanish residents. You need to bring more equity, but it also means banks see you as lower risk, which can work in your favour on pricing.

After the ECB rate cycle of recent years, pricing in Spain has settled into a more competitive range:

For a non-resident buyer with a clean financial profile and a 35 to 40% deposit, the fixed rate end of that range is genuinely accessible. Terms for non-residents run up to 25 to 30 years, though in practice banks tend to offer somewhat shorter terms.

Spanish Banks Are Not Your Only Option

This is where many buyers, and even some advisors, stop looking. They assume that if a Spanish bank says no, or offers insufficient LTV, the deal is off. It is not.

Private banks in Luxembourg, Switzerland, and Monaco are an entirely different route to financing Spanish property, and for a significant number of international buyers they are actually the better fit.

These institutions lend against your asset base rather than your salary. If you hold an investment portfolio, securities, bonds, or other structured assets, a private bank can structure a Lombard facility: the bank lends against the pledged value of those assets as collateral, without requiring you to liquidate them. Your portfolio keeps working for you, you retain full investment upside, while the bank advances the funds for the property purchase.

For a founder or business owner who draws a modest salary but holds significant equity, a diversified investment portfolio, or assets in a holding structure, this can unlock financing that a Spanish high-street bank would simply decline. The qualification criteria are not your payslips, they are your total net worth and the quality of the assets you are willing to pledge.

What does this look like in practice?

A Note for Entrepreneurs and Business Owners

If you run a business, are self-employed, or receive income in a way that does not fit neatly onto a Spanish bank's income assessment template, dividends, carried interest, director's loans, foreign-source income, do not assume that a mortgage is out of reach. It may simply mean that the right lender is not on the high street.

Private banking structures exist precisely for this profile. The question to ask is not "can I get a mortgage?" but "which type of lender is right for my situation?", and that is a question worth exploring before you start negotiating on a property.
